Western Australia unveils 20 year plan for Perth Markets

Perth Markets Group Limited (PMGL) has released a 20-year Site Masterplan for its 51-hectare property in Canning Vale, home to the state's only central trading market for fresh produce, Market City retail and commercial hub, and the Canning Vale Weekend Markets. The precinct connects directly to major arterial roads and is located alongside the Canning Vale industrial area, making it one of Western Australia's key logistics and trade centres.

The Masterplan was developed with architectural firms with Studio and Place Fabric, incorporating input from tenants, the City of Canning, and site staff. The site hosts more than 13,000 weekly users, including growers, wholesalers, buyers, and tenants.

PMGL Chief Property Officer Shaun Atkins said the plan was designed following extensive consultation. "The result of consulting with our tenants and site users allowed us to develop a practical, flexible, and stageable plan. This assists in creating the site into a safe, efficient, and connected precinct, capable of meeting the growing needs of site tenants and the broader community," Atkins said.

Endorsed by the PMGL Board, the Masterplan sets out a phased development strategy with a strong emphasis on the next five years. This includes expanding cold-chain and logistics warehouse capacity, modernising facilities and infrastructure, and enlarging Market City retail. Improvements to pedestrian and traffic movement across the precinct are also planned.

PMGL Chief Executive Officer Scott Gibson said the Masterplan would underpin the fresh produce and horticulture sectors. "The Masterplan will support the fresh food and horticulture industry and those involved in the state's fresh produce supply chain through continued investment in cold-chain infrastructure and facilities," Gibson said.

The plan also includes a US$6.9 million investment in rooftop solar infrastructure. The five-megawatt system, covering 25,000 square metres, is expected to supply one-third of the site's total electricity needs once completed later in 2025, making it the largest rooftop solar installation in the state.

Perth Markets currently houses over 110 tenants across industrial, commercial, and retail units, covering more than 93,000 square metres of gross lettable area. The Masterplan projects an increase to approximately 160,000 square metres over the next two decades.

The framework sets out a long-term, flexible development path designed to accommodate future change while meeting operational needs. It also reinforces the growth of the Canning Vale Weekend Markets, highlighting their role in connecting with Perth communities.
